What Unlicensed Real Estate Virtual Assistants Can Do in South Carolina
The job of personal secretary appeared in response to the need of busy people, who have too many things to deal with on a daily basis and prefer to delegate some of them. In the real estate business, unwanted, tedious tasks are delegated to real estate assistants.
South Carolina’s Real Estate Commission allows agents to hire personal unlicensed assistants to help them cope with their responsibilities and survive on the competitive market in the state. Real estate professionals usually have to divide their time between field work and office work, but, now, they have the option to delegate most of the office work and focus on field activities that are, usually, more profitable.
Here is what real estate assistants are allowed to do according to South Carolina’s law:
- Type documents, such as contracts, under the licensee’s guidelines;
- Make, answer and transfer phone calls on behalf of the licensee;
- Create brochures, flyers and other advertising materials for the licensee or for the business and help distribute them;
- Place classified ads on behalf of the broker;
- Place or remove signs on the properties listed for the agent;
- Take care of repairs in the listed units, if needed, under the licensee’s guidance;
- Deliver all sorts of documents, between the broker, buyers and sellers of the units;
- Order keys and take care of the office’s key box;
- Verify commissions and booking activities;
- Be a promoter of the agent’s business during open house events and fairs;
- Keep track of the licensee’s personal files;
- Record and deposit money, security deposits or rents;
- Gather needed information for the agent from public institutions;
- Schedule meetings with buyers/sellers on behalf of the agent.
While hiring a personal assistant and supporting the costs of renting an office can be burdening, a virtual real estate assistant can take over most of the responsibilities on the above list, for a low salary that any real estate professional can afford to pay.
