What Unlicensed Real Estate Virtual Assistants Can Do in Indiana

Each state has its own rules and regulations regarding the activities that can be performed by a real estate agent assistant, and significant changes have been announced by the Indiana Real Estate Commission in this field.

As in all the other states, there are some activities that assistants can do by themselves, others that require the supervision of a licensee and certain activities that are strictly prohibited to anyone that does not have a license.

As a real estate agent or broker, you are responsible for the actions of your unlicensed personnel, and, since it is in your best interest to delegate as much of your work as possible, it is important to know exactly which activities you can delegate and which you have to perform yourself.

In Indiana State a  real estate virtual assistant may perform the following tasks for you:

  • Answer the phone, take messages, call potential clients and make appointments;
  • Give information on addresses and list prices;
  • Submit listings and changes to an MLS;
  • Follow up on a loan commitment after the negotiation of a contract;
  • Prepare the forms for a closing;
  • Collect information and documents from the websites of courthouses, title companies, utility offices and other public sources;
  • Create advertisements and send them for your approval;
  • Place ads in the media;
  • Record deposits and rents;
  • Type in contract forms for your approval – this does not include drafting contracts;
  • Monitor personnel files and licenses;
  • Compute commission checks;
  • Order different items or hire certain services based on your instructions;
  • Design promotional materials and flyers for your approval.

Of course, there are many other tasks you can delegate, depending on your needs and the capabilities of your assistant, but one thing is for sure: with every responsibility you delegate, you have more time to do the things you like and make more money.
