What Unlicensed Real Estate Virtual Assistants Can Do in Idaho
With the advent of the internet, personal assistants, and especially virtual assistants, became a life saving alternative for real estate professionals, who found in delegating some of their tasks a solution to make more money and enjoy more free time.
Things got to such an extent that the Idaho Real Estate License Law and Rules was issued, in order to regulate the real estate assistant activity. The document mentions the specific duties that can and cannot be performed by a person without a license. According to it, in Idaho, only licensed professionals can negotiate, sell or list properties, but they can leave to their personal assistant business details like:
- Managing phone calls, correspondence, the broker or agent’s agenda and gathering information for listings;
- Describing properties for prospective buyers, distributing pre-agreed information – no selling, offering, negotiating or contracting should be involved;
- Handle the advertising and prepare flyers to be approved by the licensee and handed out at an open house – no selling, offering, negotiating or contracting should be involved;
- Give information on listings as it was previously prepared by the broker;
- Forward documents and information to other brokers;
- Forward documents to buyers or sellers, as long as all of them have been checked by the licensee;
- Prepare documents that needs to be signed related to the financing documents that have been prepared by the lending institutions;
- Provide market analyses for purchasers or seller on behalf of the broker.
It is the brokers’ responsibility to supervise their unlicensed assistants and make sure that they do not perform tasks for which a license is required in the state of Idaho, but, when working with the right people, this is never an issue. There are numerous qualified and experienced virtual real estate assistants who will do a great job and obey all rules and regulations in the process.
